WE CORRECT ASSESSMENTS on apartment houses, mobile home parks, factories, banks, office buildings, stores, adult homes, malls, bowling alleys, service stations, warehouses, golf courses, restaurants, fast-food outlets, and motels/hotels. Consultation with us is free. We suggest ways to achieve reductions including inventory control, grievance procedures and legal actions. We scrutinize each case carefully and scrupulously document each case to assure success. We reduce our clients’ taxes by presentation, negotiation and appeal.
LAW
WE REPRESENT commercial property owners under Section 730 of the Real Property Tax Law. By law, property tax assessments may be challenged once each year during a two-week period.

PROCEDURE
ONCE UNDER CONTRACT as your representative, we file a protest before the Board of Assessment Review. Should we fail to obtain fair assessment we arrange for an appeal in an appropriate court of law.

FEE
NO REDUCTION, NO FEE. Our usual fee is one-half of each year's tax saving that a case is in litigation. Once an assessment is corrected and reduced it remains by law fixed for a minimum of three years. Tax refunds accrue from the initiation of a case and in most instances more than cover our fee. For large commercial properties the fee is negotiable but, always, on a contingent basis.

COSTS
DOCUMENTATION is essential to success. An appraisal appropriate for certiorari proceedings may be necessary. A contract of sale and an appraisal less than one year old made for another purpose may be sufficient. The client pays for this. There is a $390 per annum court filing fee if an appeal is filed on your behalf.
